Area Details

Mohammed Bin Rashid City

Mohammed Bin Rashid City (MBR City) is one of the largest urban development zones in central Dubai. However, unlike areas with relatively unified boundaries and market identities, MBR City should not be analysed as a single residential market. In practice, it consists of several submarkets with different property types, developers, price levels and stages of development. In the market data used for this guide, MBR City also does not appear as a standalone community in the transactions file. For the market analysis, five submarkets directly associated with the wider area have therefore been used: District One, Meydan City, Meydan One, Sobha Hartland and Sobha Hartland 2. The figures in this guide should therefore be read as a picture of the wider MBR City market across these five submarkets, rather than as statistics for a single registered geographic boundary. From a location perspective, one of MBR City’s main advantages is its proximity to Downtown Dubai, Business Bay and the key corridors of central Dubai. District One also highlights quick access to Downtown Dubai, DIFC, Dubai World Trade Centre and Dubai International Airport in its official materials.

About Mohammed Bin Rashid City

Where is MBR City?

MBR City is located in central Dubai, extending across the wider Meydan area. Its location places many projects within relatively close geographic reach of Downtown and Business Bay, while internal areas such as District One and Sobha Hartland offer a lower-density and more residential environment.

This distinction matters. A buyer considering an apartment in Meydan One, a villa in District One and a new unit in Sobha Hartland 2 is effectively comparing three different property products, even if all three are commonly marketed under the MBR City name.

In District One, the Crystal Lagoon is one of the defining elements of the development. Its official master plan refers to a 7-kilometre lagoon and an 8.4-kilometre running and cycling track.

MBR City Property Market

Transaction Volume

Across the five submarkets reviewed, during the period up to July 2026:

  • 3,732 sales transactions
  • with a combined value of approximately AED 9.16 billion
  • were recorded.

Around 68.7% of transactions were off-plan and 31.3% were ready properties. The market was also heavily apartment-led: of the 3,732 transactions, 3,595 involved apartments.

This composition shows that MBR City in 2026 is not simply an established residential market; a significant share of activity is still being driven by new project supply.

Transactions by Submarket

SubmarketTransactionsTransaction ValueMedian Transaction PriceMedian AED/sq.ft
Meydan City1,520AED 3.08bnAED 1.41m3,554
Sobha Hartland 2736AED 1.87bnAED 2.15m2,900
Meydan One653AED 833mAED 995k2,104
Sobha Hartland635AED 1.48bnAED 1.80m2,037
District One188AED 1.89bnAED 3.50m2,237

The table clearly shows why using a single “average MBR City price” can be misleading.

District One, for example, records far fewer transactions than Meydan City, yet its total transaction value is very high because of the presence of high-value villas. Meydan One, by contrast, is primarily an apartment market with a lower ticket size.

Ready vs Off-plan

One of the most important points in analysing MBR City is the significant difference between the ready and off-plan markets in some submarkets.

Meydan City

During the period reviewed, approximately 1,377 of Meydan City’s 1,520 transactions were off-plan.

Median price per square foot:

  • Ready: approximately AED 1,591
  • Off-plan: approximately AED 3,588

This large gap does not mean that a comparable unit is worth twice as much simply because it is off-plan. Project mix, brand, handover timing, quality, unit size and micro-location vary considerably. A direct comparison between the two figures without a project-level review can therefore lead to the wrong conclusion.

Meydan One

The market is more balanced:

  • Ready: 429 transactions
  • Off-plan: 224 transactions

Median price per square foot:

  • Ready: approximately AED 2,003
  • Off-plan: approximately AED 2,300

Sobha Hartland

The secondary market plays a more prominent role in Sobha Hartland:

  • Ready: 462 transactions
  • Off-plan: 173 transactions

Median prices per square foot are also relatively close between the two segments:

  • Ready: approximately AED 2,012
  • Off-plan: approximately AED 2,100

From an analytical perspective, this narrower gap can make Sobha Hartland more transparent for comparing completed stock with new supply than some parts of Meydan.

Sobha Hartland 2

All 736 transactions recorded in the reviewed data were off-plan.

Sobha Hartland 2 is therefore, at this stage, essentially a market still taking shape and its price behaviour should not be compared directly with that of an established community.

District One

District One is one of the most distinctive parts of MBR City. It includes apartments, villas and ultra-luxury properties, with an identity shaped around the Crystal Lagoon, landscaped areas and a lower-density urban fabric.

The official District One West website describes the area as a gated community and lists planned amenities including green spaces, a Nature Trail, Sports Beach, School, Nursery, Mosque and Community Retail.

In the 2026 transaction data:

  • 188 transactions
  • approximately AED 1.89 billion in transaction value
  • 107 apartment transactions
  • 81 villa transactions
  • were recorded.

The median apartment transaction price was approximately AED 1.84 million, while the median villa transaction reached approximately AED 15.6 million.

This difference shows that even District One itself should not be analysed using a single headline price.

Meydan City

Meydan City has the highest transaction volume among the submarkets reviewed in the market data.

Of the 3,732 transactions across the full study area, more than 40% were in Meydan City.

At the same time, around 91% of Meydan City transactions were off-plan. As a result, price behaviour in this market is heavily influenced by new project launches.

For investors, this distinction is important: high transaction volume does not necessarily mean high liquidity in the ready market. Secondary-market transactions, completed stock and future supply should be reviewed separately.

Meydan One

In the data, Meydan One is predominantly an apartment market. All 653 transactions recorded during the period reviewed were apartment transactions.

The median transaction price was approximately AED 995,000, while the median price per square foot was around AED 2,104.

In terms of ticket size, this submarket offered a lower entry point than Sobha Hartland, Sobha Hartland 2 and District One.

Investors should nevertheless distinguish between completed projects and developments that form part of the newer wave of supply in Meydan.

Sobha Hartland

Sobha Hartland is one of the more mature parts of MBR City in terms of actual residential occupancy.

In the transaction data:

  • 635 transactions
  • 462 ready
  • 173 off-plan
  • were recorded.

Unlike areas such as Sobha Hartland 2, the secondary market here accounts for a meaningful share of activity.

The median apartment transaction price was approximately AED 1.78 million, while the median apartment price per square foot was around AED 2,033.

The presence of completed projects, internal green spaces and proximity to Downtown means Sobha Hartland has moved further away from being a market driven purely by new launches.

Sobha Hartland 2

Sobha Hartland 2 should be viewed at a different stage of the market cycle.

All transactions recorded in the 2026 sample were off-plan, and the supply file also shows that all residential projects recorded for this community were still classified as under construction.

In this submarket:

  • 736 transactions
  • approximately AED 1.87 billion in transaction value
  • median transaction price of approximately AED 2.15 million
  • median price of approximately AED 2,900 per sq.ft
  • were recorded.

Investment in Hartland 2 therefore depends more heavily on assessing the developer, handover timing, payment plan, final build quality and the amount of supply entering the market as projects are completed.

Residential Supply

Across the five submarkets used for this analysis, the Residential Supply file records a total of 252 projects/buildings.

Based on the number of units recorded in the file:

  • approximately 26,511 existing units
  • approximately 30,384 units under construction

The fact that recorded under-construction supply exceeds the existing completed stock is one of the most important features of the MBR City market.

The total number of units recorded in the file is approximately 56,895.

Supply by Submarket

SubmarketRecorded Units
Meydan City17,835
Meydan One13,629
Sobha Hartland10,452
Sobha Hartland 210,247
District One4,732

These figures should be read as the inventory captured in the supply file and not necessarily as the total final capacity of the MBR City master plan.

Residential Occupancy

The latest period available in the Occupancy file is H2 2025.

SubmarketResidential Occupancy – H2 2025
Meydan City90.5%
Sobha Hartland87.4%
District One82.0%
Meydan One77.8%

An overall occupancy rate for Sobha Hartland 2 is not available in the file, which is consistent with its stage of development.

The direction of occupancy change is also important. For example:

  • District One increased from approximately 58% in H2 2024 to around 82% in H2 2025.
  • Meydan One increased from approximately 52% to around 78%.

This growth may indicate increasing handovers and absorption of new units, but occupancy on its own is not equivalent to investment demand or rental performance.

Market by Unit Type

Within the apartment segment, the highest number of recorded transactions were:

  • 1-bedroom: 1,356 transactions
  • Studio: 1,312 transactions
  • 2-bedroom: 751 transactions
  • 3-bedroom: 153 transactions
  • 4-bedroom: 23 transactions

More than three-quarters of apartment activity in the reviewed area therefore took place in studios and one-bedroom units.

This structure matters for investors because a substantial share of future supply may also compete for the same pool of buyers and tenants.

Office Market

MBR City is primarily a residential market, and its office market remains more limited than Business Bay or DIFC.

In the Office Supply file, the most significant completed office stock recorded within the study area is Meydan Business Park in Meydan City, with approximately 378,893 sq.ft of completed GLA.

Office occupancy in Meydan City was recorded at approximately 90% in H2 2025.

The supply file also identifies future office and mixed-use projects, but this segment is not yet as established as the residential market in the area.

Lifestyle and Amenities

One of MBR City’s attractions is the variety of residential environments it offers.

In District One, the emphasis is on the lagoon, open space, villas and a lower-density lifestyle. In Sobha Hartland, apartment towers, villas and landscaped areas are combined within the same broader environment. Meydan has a more urban and development-driven character.

This variety means MBR City can serve both families looking for larger homes and more private surroundings, and apartment buyers seeking proximity to central Dubai.

However, “living in MBR City” is not a single experience. The choice of community—and even the internal cluster—matters more than the broad area name.

Transport and Accessibility

MBR City’s main advantage for drivers is its proximity to central Dubai and access through the road network surrounding Meydan.

District One highlights proximity to Business Bay, Burj Khalifa, DIFC and other major city destinations as part of its location proposition.

However, the convenience of living without a car varies across the area. MBR City as a whole is not yet a location where everyday life can be considered fully metro- or pedestrian-dependent across all parts of the community.

For end users, the actual distance from a building to the community entrance, schools, supermarkets and highway access points should therefore be checked carefully.

Who is MBR City Suitable For?

End Users

MBR City can be suitable when a buyer prioritises:

  • relative proximity to Downtown and Business Bay
  • newer buildings
  • a modern community
  • green space or waterfront living
  • a choice between apartments and villas

For end users, completed projects in Sobha Hartland, Meydan and District One are generally easier to evaluate because the actual building quality and community environment can be inspected directly

.

Investors

For investors, MBR City is not a simple buy-and-hold market.

Three core questions should be reviewed:

First, how much future supply is coming? In the available data, the number of units under construction is higher than the existing completed inventory.

Second, what premium is being paid relative to the ready market? In Meydan City in particular, the gap between off-plan and ready pricing is significant.

Third, how many competing projects will enter the market by the time the property is handed over? This is particularly important for studios and one-bedroom units because they account for a large share of current transactions.

Advantages of MBR City

The main advantage of MBR City is its location. Many newer communities in Dubai offer modern environments and new property stock but are farther from Downtown. MBR City provides a relatively uncommon combination of new development and proximity to the city’s core.

Its product range is also broad, from studios and investment apartments to villas valued in the tens of millions of dirhams.

In areas such as District One, community features including the lagoon and landscaped open space also create a clear point of differentiation that goes beyond the architecture of individual buildings.

Points to Consider Before Buying

The biggest analytical risk in MBR City is generalising the conditions of one project to the entire area.

A price of AED 2,000 per sq.ft in a ready Sobha Hartland project is not necessarily directly comparable with AED 3,000 per sq.ft in Hartland 2 or AED 3,500 per sq.ft in a new Meydan launch.

The second issue is the high level of future supply. More than 30,000 units under construction are recorded within the reviewed data coverage. This supply may support the long-term development of the community, but at certain points it may also create competitive pressure on rents or resale activity.

The third issue is the difference in development stage. Some areas already have residents and an established secondary market, while others remain predominantly off-plan.

Homeland Summary

Mohammed Bin Rashid City should be viewed as a collection of several markets within one central location, rather than as a single community with uniform prices and characteristics.

For end-user purchases, completed parts of District One and Sobha Hartland can be attractive because the community is already taking shape and the actual product can be evaluated.

For apartment investment, Meydan City and Meydan One offer a wider range of options across different price points, but project selection should pay particular attention to future supply, ready-market pricing and the premium attached to new projects.

Sobha Hartland 2 also has a significant volume of new supply, and its potential will depend more heavily on the quality of master-plan execution and the market’s ability to absorb units after handover.

The right question for a buyer is therefore not simply, “Is MBR City a good area?” but rather:

Which submarket, which project and at what price is the most reasonable choice for my objective compared with the available alternatives?
